/ Building 202 in the South East Federal Center is the first parcel of the historic Navy Yard to be redeveloped as part of the larger renewal effort of South East Washington, DC. Located one block from the Anacostia waterfront, the site poses environmental and historic preservation challenges. Originally a munitions factory, the basic structure of the 400'x150' building will remain intact: apartment units will be placed in the wings of the building leaving the interior atrium open to the sky. The atrium is elevated from the ground floor, placed above three levels of parking. It is a garden for communal gathering, private enjoyment, or viewing from above. It consists of four galleries, each with a different character and feel: the more open and public spaces are located towards the front of the building while the more intimate and enclosed spaces are placed towards the back. Bamboos and grasses form transparent screens that give shape to the galleries and privacy to the residents. At the street level, a plaza forms the entry to the building and serves as outdoor space for the ground floor cafés. To improve the water quality of adjacent Anacostia River, storm water is treated through a green roof, rain and condensation water is recycled for irrigation, and low impact development detailing is used for the streetscape and plaza. |
