Occupying two blocks in the heart of downtown Washington, City Center DC is a mixed use development that will bring new life to the site once occupied by the old Convention Center. The project consists of six new office and residential buildings with premium ground floor retail and a shared underground garage. Public space is provided through pedestrian-oriented streets, a plaza, park, and pedestrian alley. Green roofs and accessible garden terraces are provided on all buildings. In order to create spaces that are valuable assets to the neighborhood, sustainable social and environmental design strategies have been incorporated into all aspects of the project. Each building and the site development are LEED certified.

The Lee+Papa landscape design for the two rental apartment buildings includes multi-level garden terraces for outdoor use as well as a sedum green roof for stormwater management. Amenity rooftop spaces include a pool, paved terraces, bocce court, outdoor grills, and planted gardens. Terraces are designed to accommodate groups of various sizes and functions while preserving the privacy of the residents and creating optimal microclimate conditions. Stormwater run off is reduced through absorption in the green roof and the reuse of rainwater in the irrigation system.

The streetscape, designed by Lee+Papa, incorporates low impact development stormwater management with a pedestrian friendly design, connected to the existing fabric of the city. In order to reduce polluted run off, stormwater from the roadway and sidewalk is collected in tree pits, filtered through bioretention plants and soil, and slowly released into the stormwater system. Curb cuts direct run off from the streets into the tree planting areas while a continuous soil trench below a supported sidewalk provides an extended bioretention and root growing zone. Dense tree cover together with a generous number of benches, bike racks, and other streetscape furnishings help create an inviting and lively pedestrian space.
